VivaStay handles property purchases and sales from Málaga to Marbella, and inland in Coín, Cártama and Casabermeja. The agency is registered with the Andalusian estate agent register under licence API 525 since 2022.

Selling your property

Our sales commission is 5 % of the sale price, reduced to 3 % on villas above 1.5 million euros. It covers the valuation, the photo shoot, listing on Idealista and on the Andalusian inter-agency network, viewings and follow-up through to signature at the notary.

Buying with a search mandate

The search mandate costs 500 € on signature plus 2.5 % of the purchase price. We select properties matching your criteria, including those held by other agencies, and accompany you to viewings.

Frequently asked questions

What costs come on top of the purchase price?

On a resale property in Andalusia you should budget for transfer tax, notary fees, land registry registration and administrative processing. We give you a costed estimate before any offer is made.

Is a NIE number required to buy?

Yes. The foreigner identification number is required to sign the deed and open a Spanish bank account. Our administrative team handles the application.

Can the property be used for holiday rental?

That depends on the community statutes and the municipality. We check this before purchase and, where possible, file the tourist licence application, billed at 120 € plus VAT.
