Before you rent: the Property Registry and community bylaws

In Benalmádena, Property Registry No. 2 has refused to assign the national single rental registration number (NRUA) to homes whose owners’ association bans tourist rentals in its bylaws. On 17 October 2025, the Dirección General de Seguridad Jurídica y Fe Pública upheld two of these refusals: the ban had been registered since 7 October 2020, before the homes were bought in 2024.

On 24 November 2025, the same Dirección General overturned a refusal in another case: the owner had bought in December 2021 and already held a tourist authorisation, while the ban was only registered in March 2024.

How much does holiday rental management cost in Benalmádena?

Our fee is 20% plus VAT on the amount received for each booking. Cleaning, linen, check-in and check-out and the condition video are all included.

Can my owners’ association stop tourist rentals?

Yes, if the ban is written into bylaws registered at the Property Registry before your purchase. On 17 October 2025, two refusals of a registration number were upheld in Benalmádena on these grounds. On 24 November 2025, however, a refusal was overturned for an owner who had bought before the ban was registered.

Do you also work in Arroyo de la Miel?

Yes. Our team covers Arroyo de la Miel, as well as Puerto Marina, Benalmádena Costa, the Pueblo, Torremuelle and the golf area.

When do I receive my rental income?

We transfer your income every month, before the 5th, for the previous month’s stays.
